Philip

Philip M. Proetto

  • New York Licensed Real Estate Broker

  • New Jersey Licensed Real Estate Broker 

  • Certified Public Accountant (CPA), 1982 to 1988 

  • 30 years of experience in real estate leasing, acquisition, management and development.

Philip graduated Magna Cum Laude from CW Post University with a BA in Accounting.

Before becoming a real estate professional, he worked as a CPA at:

  •   Coopers & Lybrand 

  •   JP Morgan Bank

His accounting background has been invaluable in analyzing projects and budgeting   

He is an avid skier in the winter and boater/offshore fisherman in the summer.   

Construction Projects 

As the General Contractor/Owner, Philip managed all aspects of multiple construction projects, including:  

  • Luxury single family homes

  • 50,000 sf warehouse & all site work

  • Numerous office building renovation projects.

Commercial Building Management/Leasing   

Philip also worked on  the leasing or management of the following buildings in Manhattan:

  • 2 Broadway - 1.5 million sf  Re-positioning 

  • Candler Building - 220 West 42nd St. – 228,000 sf Re-positioning

  • 224 West 30th Street

  • 242 West 30th Street 

  • 21 West 38th Street

  • 150 West 27th Street 

  • 151 West 29th Street

  • 350 Seventh Avenue 

  • 352 Seventh Avenue

  • 307 Seventh Avenue   

Philip has worked at the following commercial real estate firms in Manhattan :

He has negotiated hundreds of leases in the NJ and NY working for both tenants and landlords.  

Philip has prepared marketing plans, financial modeling, competitive site analyses and space layouts for numerous tenants and landlords. 

He has negotiated all aspects of lease documents.

Alex

Alexander Reizner

  • New Jersey Licensed Real Estate Salesperson

  • 30 years of experience in real estate lending, leasing, acquisition, management and development 

Alex began his real estate career as a principal of Rolls Capital, where he specialized in providing private real estate loans for small, hard to finance projects. Alex was responsible for underwriting loans for “special use” commercial properties, office buildings and apartment buildings. He grew the company to a portfolio of over $30 million in loans.

In the real estate depression of the early 90’s, Alex began investing in properties with several partners. His experience evaluating properties from a lender’s perspective proved extremely valuable when purchasing properties.  As an investor, Alex was instrumental in identifying and purchasing over 25 properties in New Jersey and New York City.  
 

Alex has always been a "Hands-On" investor. He is involved in every aspect of managing his portfolio of properties.    

 

Multi-family Investments 

New Jersey - Alex has also acquired and sold numerous vacant 1 to 4 family houses. He coordinated the complete renovation and re-renting of the properties. These properties were sold for significant profit.

 

Harlem & Bronx - During the Savings & Loan crisis Alex purchased several Harlem and Bronx multi-family properties in need of significant renovation. Those properties were upgraded and later sold at significant profit.
